General News: Developer Crosses Environmental Hurdle
The developers of Cornwall Commons cleared another hurdle on Monday evening when the Cornwall planning board adopted a final environmental report about the impact of the planned project.
With 490 residential units on 159 acres, the planned adult community is the single largest development in Cornwall history. It would be located on wooded land on the west side of Route 9W, south of Forge Hill Road.
The final environmental impact statement was submitted to the planning board in January 2008. Individuals and organizations were allowed to submit comments about the report, which attorneys for the developer responded to before it was adopted this week.
More approvals lay ahead before any construction could begin on Cornwall Commons. Planning board attorney Dominic Cordisco noted that the developer still needs subdivision approval and site approval. Town engineer Mark Edsall said that a sewer plan and a water plan also need to be worked out.

One thing that needs to be considered in the execution of this project is the extension of Route 218 through the Cornwall Commons property, connecting it to Forge Hill Road just west of the 1-800-MATTRESS warehouse. This would dramatically reduce the traffic at the intersection of Forge Hill Rd and Route 9W, shorten the school bus route from the Village to the High School, and improve the personal safety of all village residents who use this route.
